Finding a reputable builder for your renovations

No matter what kind of renovations, extensions, etc, that you may decide to undertake for your home, hiring a reputable building company is essential. This is not always the easiest thing to do however, as many people have, unfortunately, found out.

There are, unfortunately, many stories of builders who did not provide quality service and customer care, resulting in a dissatisfied and disgruntled client. If the builder has let them down they might even have to pay for someone else to come in to fix the mess or make any necessary changes, and this will cost extra. Many people figure that they should either forget the renovations, remodeling, etc, if they cannot do it themselves, or else hire a builder and hope for the best.

One of the best ways to get into contact with a reputable builder is to listen to word of mouth. If you know of any family or friends, or even a neighbor in your area, who has had work done, find out from them if they were satisfied with the work or not. In this way you will be able to track down a contractor whose reputation precedes them in a good and positive way.

Word of mouth recommendations are by far the best way to find a reliable building company. Good builders take pride in their work and the service they provide to their customers. An independent referral is an excellent indicator that the builder is reliable.

When you do get a good referral and meet with a prospective builder, ask them if they can supply you with other testimonials from their clients. It is important to also contact the people concerned, to not only verify the testimonials but also to ask any questions regarding the work. Most people will be happy to be of help.

Also, do not settle for just one quote from one contractor. Instead, get at least three quotes for the work that you need done and then compare the prices. Cheaper does not necessarily mean better, though. Make sure that the quotes detail precisely the work to be done, as this will help to avoid unexpected expenses that should have been part of the original quote.

Make sure that you take the initiative to ask the contractors that you are interested in using, or the one you have decided to use, to provide you with details of their indemnity insurance and public liability. This is useful to safeguard you against any unforeseen accidents, mishaps, and also in case you are not happy with the service or work done.

Before work begins make sure the contract you have with the building company covers all the angles and take professional advice from a solicitor on the contents of the contract. A final piece of advice is that whatever the agreed cost of the work always ensure you have at least an extra 10% in your budget to cover any unforeseen eventualities.
